When
you put your house up for sale you should want to get top dollar when
offers come in. What makes your home different or better than the home
down the street? Why should buyers be making an offer on your home
instead of the house across town? Why should the buyer be paying top dollar?
If you go to Best Buy and look at $750 Refrigerators they will have brochures with the noteworthy features, dimensions and
specifications.
If you go into any car dealership they will have a fancy brochure
with all the details and features regardless of if you are looking at a $15,000 economy model or a
$50,000 luxury car.
Why do the marketing and advertising experts go to the trouble of providing you all
the fancy details, graphics, photos and specifications? Because
they are potential selling points and they are trying to HIT the
POINT(S) that work with YOU ... the buyer.
If you are selling your condo, town home, single family house or an
executive mansion, don't you think a detailed brochure and selling
points will help
sell "your home" at "your price" too?
Doesn't your most prized asset "your home" deserve the best marketing effort you

Technology To Work For You"
My responsibilities to my clients
include representing their property as best I can and that includes sharing all
the property selling points with both buyers and probably more importantly with
the buyer's agent. Can I expect the Buyer's Agent to know your home, my
listing ... as well I should know it?
I should not and cannot expect a potential buyer or their buyer's agent to know
"my listing" as well as I should ... and will know your home, your
yard and your neighborhood.
As the
listing agent, I must familiarize myself with all the property details:
location, schools, commuting options, recreation, community and HOA amenities, nearby
shopping and nearby special attractions. In addition, I need to become
intimately familiar with your home too! What are your homes noteworthy features?
What are the upgrades, does your home have builder options
or are there other custom improvements? New
roof, new appliances, fresh paint, recently installed carpet, deck power-washed,
etc. These are details that often need to be "pointed out" to
potential buyer's and their buyer agents! Especially
when their are numerous important selling details, and many
of them can be easily overlooked in a quick preview of the home.
As part of my 4% - 4 1/2% Full Service Listings ... I provide a very
detailed Property Brochure for in-home use plus a Custom
On-Line Virtual Tour. I tie both into my home marketing
efforts!
Today's homebuyers are on-line and searching for property
and community information. The National Association of
Realtors claims that 75% of today's buyers are searching
on-line and I would predict that the 75% number is even
higher in tech-savvy and broadband rich Northern Virginia.
My Property Brochures and my Custom Virtual Tours are
on-line and available to all those InterNet surfing potential

What does this all mean to my selling clients?
Potential buyers and their Buyer Agents are able to see your
home through my eyes (photos) and with me telling the
property story (photo captions). If a potential buyer is
overseas, on the west coast or even just across town ... they can
download and even print their own copy of the Property Brochure
plus take a guided virtual tour of your home and community
... with me (your agent) as their personal tour guide.
This is an unmatched level of both service and effort and
offers countless advantages in the sale of your home at your
price.
Others will offer you a "virtual tour" but theirs
will likely only be a picture slideshow. Does a picture really
say a thousand words? Question: What does the kitchen photo below
say?
My
Virtual Tour caption read: 42" Oak cabinets,
upgraded new hardwood floor and look at these gorgeous
Italian Granite counter-tops. All high-quality GE
appliances: 4-Burner Gas Range and built-in spacesaver
Microwave Oven, 20.6cuft. Refrigerator with Icemaker and
Dishwasher.
Did
you get all the details noted in my caption just by looking at the kitchen
photo? Did my photo caption add to the picture's 1000
words? You bet it did! In this case, there was just too much to share
with potential buyers and their buyer agents on this
upgraded kitchen so I had to provide a Kitchen
Page in my virtual tour with multiple photos and
multiple captions.
I can't expect a buyer agent from across town or an
adjoining county to know my listing ... the way I should and
will know your home. A buyers agent can't walk into the
kitchen in the photo above and know and see everything they
need to know and show and tell and sell their potential buyer. It is my job to provide the buyers
agents and their buyer too, with all the positive selling
points I can about your property. It is my job to tell and
show them why they should buy your home ... at your
price.
In this day and age, with the technology that is available
to market real estate ... the best way to share
information, to influence buyers and to provide information
to other real estate agents is through a Custom Virtual Tour
and through Detailed Property Brochures.
